THANKYOU for enquiring about our Property Mangement Service. We believe our team is one of the best in the area. Our objective is to provide our Landlords with a quality Property Management service at a reasonable price!

MANAGEMENT FEE: Our fee is 9.9% which is based on a percentage of the weekly rent and includes GST. Please talk to our Property Managers for more details.

LETTING FEE: A letting fee is charged only when a new tenant is found to occupy your premises. The letting fee is only 1 weeks rent plus GST.

TENANT SELECTION: All prospective tennants fill out an application form before viewing any properties, the application is a 4 page form listing personal details and any references they may have. We screen all tenants thoroughly, checking their rental and employment history along with any personal references they may have and a 100 point identification check is also a pre requisite for all potential tenants. Once completed they may view your property by appointment with a property manager. You will be informed of all applications we receive, and together we will find the right tenanst for your property.

TENANCY AGREEMENTS: Your new tenant will be required to sign a Residential Tenancy Agreement. Once signed the tenant is aware of the bond and rent amount and agree to the terms and conditions which need to be met.

LEASE EXPIRIES: Our Property Management Program allows us to easily view the lease expiry date of your property. We then inform you and you can advise us if you would like to renew the lease. After this we send a renewal to your tenant. Then they can sign the lease extension or fill out the form to vacate. Our lease renewals are handled in advance so that if a tenant chooses to vacate we have time to find a replacement tenant to minimize the risk of vacancy.

RENT COLLECTION: Once a suitable tennant is found for your property, a bond of 4 x the weekly rent is charged as well as the first 2 weeks rent in advance before the keys can be collected. Tenants can pay their rent at the office or by direct deposit weekly or fortnightly in advance. Our Property Management system monitors tenant rent daily to minimize arrears.

PROPERTY INSPECTIONS: Before a tenant moves into your property a 5 page entry inspection is completed. Your property will be inspected quarterly by a Property Manager and more ofen if required. A detailed report is posted to you, this will include any comments or maintinence reported at the inspection by the tenant. If we find the property to be unsatisfactory we send a letter to the tenant to rectify the issue then another inspection will be carried out 7 days later. Once a tenant has vacated we take the Entry inspection sheet and do a final inspection. Any differences between inspections is what the tenant is required to rectify.

MAINTENANCE: All maintenance requirements are entered into our Property Management Program. Once a problem has been entered we contact you to seek your advice on whether to proceed and have the problem fixed, or if you would like to do the maintenance yourself.

PAYMENTS AND STATEMENTS: On the first day of every month we pay all landlords via internet banking directly into your nominated bank account. A detailed rent statement is issued once a month and lists all income and expenditures for your investment property along with copies of any accounts.
